The building of a Clean Express Autowash has been proposed for Ford Road between the west side of Meijer and the Antonio’s parking lot.

Plans for the building of a seventh carwash facility in Canton Township were unveiled at a Canton Township Planning Commission meeting earlier this month.

The Mannik and Smith Group’s proposal includes construction of a Clean Express Carwash at 45001 Ford Road — on the site of an existing parking lot between the west end of Meijer and east of the Antonio’s parking lot.

The property is currently zoned C-2 (Community Commercial and Central Business District Overlay). Automobile wash establishments are special land uses in the township’s C-2 zoning district, which requires the ultimate approval of the Canton Township Board of Trustees.

The developer’s plan will face hurdles.

The Canton Township Community Planner recommended to the planning commissioners postponing action on the proposed carwash, citing “the Special Land Use application materials” did not provide sufficient information to demonstrate compliance with the standards of the existing zoning ordinances.

Canton’s Board of Trustees generally follows recommendations from the Planning Commission before it green-lights projects like this.

Developers: Plans meet requirements

Mannik and Smith Group spokesperson Euponine Pierre explained to planning commissioners that the traffic impact and access management comply with current special land use regulations, and that the proposed parking plans meet the requirements.

Two carwashes already exist within one mile of the proposed site: the Quick Pass Car Wash and Canton City Carwash, both located on nearby N. Canton Center Road.

There are also three Canton carwashes on Michigan Ave. and one on Haggerty Road, just south of Ford Road.

The planning commission voted to postpone a decision to recommend the proposal until more information demonstrating compliance is presented to the board.
