New residential/retail building proposed for Cherry Hill Village
A three-story mixed-use building is proposed for Cherry Hill Village on the north side of Cherry Hill Road between Ridge and Denton.
A vacant parcel of prime property north of Cherry Hill Road in Cherry Hill Village may become the new home of a three-story mixed-used building if the developer’s plans are ultimately approved by the Canton Township Planning Commission and the Canton Board of Trustees.
The owner of the property — Ghassan Beydoun — would like to construct a mixed-used building that would be occupied by commercial businesses on the ground floor, a mix of office uses and multi-family residences on the second floor and multi-family residences on the third floor.
This is the second attempt by a property owner to develop the land. In 2006, the Cherry Hill Village Plaza PDD and Site Plan were approved; however, the plans expired in 2007.
Second time the charm?
The failed 2006 bid to build on the property was not ditched before the owner installed on-site water main and on-site underground stormwater management system, which can be utilized by the current owner if the proposal is approved.

The benefits to the community — a requirement of a Planned Development District project — include enhanced open-space areas, including off-site sidewalk connections to the trail west of the property and the residential uses north of the property.
A public hearing focusing on the proposed development will be held Jan. 5 at 7 p.m. at Township Headquarters.
Recommendation: postpone action
After reviewing the proposal, the Canton Township Planning Division recommends that the Planning Commission postpones action on the PDD pending the receipt of revised plans to: add a loading space behind the building for deliveries and other loading vehicles; revising the lighting to comply with Cherry Hill Village ordinances and guidelins, revising the dumpster enclosure design to comply with zoning ordinance and adding a sidewalk between the building and dumpster enclosure; submitting a PDD Agreement that contains the modifications noted by the Planning Division staff and is satisfactorily reviewed by Township legal counsel; and revisimg the building designs to show adequate screening of roof-mounted mechanical equipment to comply with the building design criteria of the Cherry Hill Village Overlay District Design Guidelines.
